The Manager (Commercial & Membership) will lead the commercial strategy and revenue generation for the DX design hub. This senior role is responsible for driving the full spectrum of leasing, membership, and partnership activities, with a focus on maximising occupancy, diversifying income streams, and delivering an exceptional stakeholder experience. The Manager will provide strategic direction, oversee operational execution, and manage key client relationships, while also mentoring team members and contributing to the hub’s overall business growth.

Key Responsibilities :

1. Sales & Leasing Strategy and Management

Develop and implement a comprehensive sales and leasing plan for all rentable spaces (galleries, event halls, meeting rooms, and other commercial areas) to meet and exceed revenue targets.

Proactively identify, pursue, and secure high-value corporate clients, brands, and organisations for long‑term partnerships and short‑term rentals.

Lead the end‑to‑end leasing process—from proposal development and site tours to negotiation, contracting, and closing—ensuring favourable terms and compliance with governance policies.

Oversee the maintenance of the venue rental database, analyse sales performance, and adjust strategies to optimise occupancy and yield.

2. Membership Programme Leadership

Own the development and execution of membership strategies to acquire, engage, and retain individual and corporate members, aligning with the hub’s brand and value proposition.

Manage the membership database and system, ensuring data integrity, timely renewal tracking, and accurate payment processing.

Direct member communications, including newsletters, exclusive invitations, and benefits updates, to foster a strong sense of community.

Conceive and oversee member engagement activities, networking events, and exclusive previews, measuring satisfaction and retention metrics to continuously enhance the member journey.

3. Commercial Partnerships & Business Development

Identify and evaluate new commercial opportunities, ancillary services, and innovative revenue streams to diversify and strengthen the hub’s financial performance.

Formulate pricing strategies for rental packages, membership tiers, and value‑added services, based on market research and competitive analysis.

Collaborate with internal teams to bundle and market commercial offerings, creating compelling propositions for prospective clients and partners.

4. Client & Stakeholder Relationship Management

Act as the primary point of contact for corporate clients, tenants, and members, ensuring their needs are anticipated and exceeded through proactive service delivery.

Build and nurture long‑term relationships with key accounts to drive high retention, repeat business, and referrals.

Resolve complex enquiries, feedback, and service requests promptly and professionally, maintaining the hub’s reputation for excellence.

5. Budgeting, Forecasting & Reporting

Lead the preparation and monitoring of the commercial budget, tracking rental and membership income alongside related expenditure.

Produce comprehensive reports on sales performance, membership statistics, occupancy rates, and market trends for senior management review, offering actionable insights and recommendations.

Ensure rigorous documentation of contracts, agreements, and financial records, adhering to corporate governance and audit requirements.

6. Marketing Collaboration & Promotional Strategy

Partner with the marketing team to design and produce high‑impact promotional materials for rental spaces and membership programmes.

Drive integrated marketing campaigns to boost membership sign‑ups and venue bookings, leveraging digital, print, and event channels.

Provide strategic content input for the website, social media, and e‑newsletters to effectively communicate the hub’s commercial offerings and unique value.

7. Team Leadership & General Management

Supervise, coach, and develop junior staff and support personnel, fostering a high‑performance culture and ensuring alignment with departmental goals.

Contribute to the overall strategic planning of the hub, working closely with the Senior Manager and Director on business development and operational improvements.

Undertake any other ad‑hoc duties as assigned by the Senior Manager or Director, representing the commercial function in cross‑departmental initiatives.

 

Requirements :

  1. University graduate in Business Administration, Marketing, Hospitality, Event Management, or related disciplines;

  2. Minimum 8 years of relevant work experience in sales, business development, membership management, or commercial leasing, preferably within venues, cultural institutions, or hospitality sectors;

  3. Outstanding command of spoken and written English and Chinese (including Putonghua) to liaise effectively with diverse stakeholders;

  4. Proven track record in meeting sales or commercial targets;

  5. Strong interpersonal and communication skills with a customer service-oriented mindset;

  6. Excellent organisational and time management skills with the ability to handle multiple tasks simultaneously;

  7. Proficiency in MS Office applications and experience with CRM or membership management systems;

  8. A self-motivated, responsible individual with strong attention to detail and a hands-on approach;

  9. Ability to work independently and collaboratively in a fast-paced environment;

  10. Good sensibility to design and cultural trends will be an advantage;

  11. Willingness to work flexible hours, including evenings, weekends, and public holidays, as required by event schedules.
